Unfortunately that means the thing that will get us is the 'unknown unknown', the risk we don't even know exists.Einstein said that compound interest is the most powerful force in the world, I'd say that non-recourse loans are a very close second which is why investing in the US is so attractive to Canadians... and everyone else.BTW I think your VRBO investment(s) up at Whistler are great.Giovanni

On duplex and triplex I don't see any information on the electricity cost, sewer cost, garbage cost or water bill?

Here is the list of problems: The front door barely opens, NONE of the doors close correctly, garage door has been replaced but the electrical still needs tackled, no doorbell, no fire alarms or carbon monoxide alarm, no working outside lights, a severe mice infestation (who have now raided my brand new couch), no insulation in the mudroom which is allowing cold air into the house and raising my heating (propane!)

If you're not doing anything structural, changing out plumbing or electrical or hvac you should be able to finish up cosmetics in a week maybe two at the most in one unit.
