I am interested in purchasing the unit from the estate, including any rights under the title insurance policy (the property was supposedly sold free and clear to purchaser, but the outstanding lien will implicate the title insurance policy).Is it possible for me to purchase the property and also become the beneficiary under the deceased's title insurance policy?

I'm an Illinois attorney, living right across the border in Indiana (Hey, we get none of the crime and only half the taxes). 

He was just found deceased in that home about 2 weeks ago. 

I live in Richardson, Texas which is on the northeast border of Dallas.

I also assume the property needs good portion of updates since it was owned by the deceased for very long (from my experience, estate sales needs a lot of update).The borrower is a unionized carpenter BTW.
