I would not buy 2 duplexes on one lot if they cannot be divided into 2 separate parcels unless I got a smoking deal that I was prepared to hold for a long period. 

I'm not looking for a smoking deal (not going to happen in these areas/markets), just a way to get creative to save a marginal amount of money and install finishings I actually like.Any thoughts?
