So, combining the two returns (CF and Equity gains), the total gains that year would be over $50,000...not just $2,800.The difference between $50,000 vs. $2,800, to me, is a boat load.

if they're on a website... then everyone can look at them.you can read other threads on BP about how to find them.... but they can come from mailers, SEO / websites, driving for dollars, networking, getting on a wholesaler list, subscribing to a paid subscription service and launching a campaign, you talking to your neighbors and offering to buy their houses, or any combination

I could imagine a scenario where taxes owed could exceed cashflow if this is the case, but that doesn’t seem right 🤔 example:Gross STR revenue = $100kAnnual principal only pmts = 60KOperating expenses = 20KNet Cashflow = 20Kdo I owe taxes on only my cashflow of 20k, or do I owe on my combined cashflow + principal pay down of 80K?

What they miss is the combined ratio, the cost of producing the policy together with the loss expense is generally found to be in line with that of property insurers.That's because many don't realize title insurance is a loss avoidance product as opposed to loss assumption product as HO insurance is.
