Most here on BP that buy NPL's like myself only invest in the US as we see plenty of product here in the US and can make good money doing it, so its not worth the risk to venture overseas in other country to learn all the nuances, laws and rebuilding all brand new relationships.

I've had a conundrum the last few years since I bought my first primary residence, I was lucky to get a good interest rate <5% When I purchased this property I was very green and new to real estate but I had heard or seen somewhere on some financial blog or podcast that if you pay an extra $100/mo toward your mortgage in many cases you can accelerate your payoff date 5+ years.

I’m a new landlord in CA and missed the 21 day window to return the security deposit (I thought I had 30 days).

Like a lot of new investors you are probably feeling pressure to acquire real estate which can unfortunately lead to bad investment decisions.

What are some common pitfalls to avoid as a new real estate investor, especially in the multifamily sector?

You may need to spend a few hundred dollars to get a lender name change if the new lender requires that, but depending on when you rate locked you may still end up saving money with a new lower rate.

This allows you to refinance your mortgage, take out a new loan, and pull out the equity as cash.
