I don't know if any of you are familiar with or live in South Florida, (WPB) but in Lake Worth, just a few short miles from there I've notice a lot of these types of properties where they take a 3 or 4br home and "Divide" them up into efficiencies/studio apts.

Hello, I had noticed a property that is bank owned and on the banks site they are selling it as "Land Only", but they have it listed on real estate sites for sell and it states it is a studio 0bed, 2 bath.

it's just a different market. we used to have a 450 sq ft studio apt co-op in chelsea that we could sublet for $2100 a month easy when we were out of town, which sounds great until you know the maint was 1k.all that aside I take your warning to heart. and yes my plans would include $15,000 for reserves.Jon will be relieved to know we missed the bullet on this one and our offer was turned down, they are going to get over 700k and not look back.

Hi all,Market is very expensive in my area and most properties if rented would barely cover mortgage payments, however, my friend, few years ago was buying Studios in co-ops that allowed to rent out and she's making around $800/mo on each one of those rentals.After reading the book, I think Brandon was saying that he's happy to make $300/mo on a property.So, for you, what is the minimum you need to make per month to consider buying a rental property?
