I wouldn't be too worried about the properties being occupied, but when looking for a good property in the Poconos you want to make sure it is in the middle of all of the attractions. 

Here are a few key considerations:-Location: A property that is located in a desirable area with good schools, amenities, and public transportation is more likely to attract and retain tenants.

For instance, I know exactly what types of tenants (ages, occupations, income levels, even political affiliations) are attracted to various neighborhoods within my city--and I know exactly what types of properties those tenants will (and won't) want to rent. ...most macro data doesn't show you that level of detail....and that's just market-level data.
