You don't understand anything about wholesaling from your other post at all.

It is written by an attorney and from it, I learned all the procedures and rules that lawyers use to successfully navigate court.

If we had more data, lets say 20-100 people and all say the price is the problem, then yes, I would agree 100%. 

Remove all of that and mind the data.

Hey,So after exploring all the different options I have decided that my best best is to develop a multi-family in these areas.

As a realtor, I review these financials all the time and I find them more misleading than helpful. 

Obviously you'll want to check the math on all of this before pulling the trigger. 

I met with an agent who has his own team and he told me all of the benefits of being on a team vs not being on a team.

Some of the best ones I know started as flippers or also flip themselves and/or have rentals so they understand the risks to buyers and all the aspects that go into it and aren't just locking up deals and renegotiating sellers.
