I don't even want to imagine what kind of drama would arise when the absent tenant returns to find someone that they simply don't gel with sitting on their couch watching TV lol.

I'm sure I would miss someone.This is what I know for sure; if you turn off the TV and spend your evenings learning how to be a successful real estate investor you will succeed.

oRemember what grit looks like: Picking up cardboard boxes from dumpsters to make bandit signs, selling your stupid TV for direct mail money, using your lunch break to cold call Craigslist, etc.

They've been programmed to think the only way to make it in the world is to get a degree and climb the corporate ladder and work long days for someone else just for the privilege of going home and watching TV so you can rest up and do it again tomorrow and look forward to that week vacation once a year.

, and a bit pessimistic (but not completely apocalyptic) in some ways, but I trust my own critical thinking skills more than talking heads on TV or most "experts" out there...

That flipper couple on TV with the messy divorce, (name escapes me atm) have been doing that color scheme for at least 5 years.  

Can respond to vacant home in a matter of hours instead of weeks.. ( risk of squatter or home getting stripped)  its hard to understand how those areas are when you have no point of reference when you live or were raised in an area that is completely different and you may have only seen this stuff on TV

The flipping shows on TV make it look so easy but for me it's been tough.
