Randy, I tried to play very nice to him until the point I can't help to ask WHY is that slow and he apparently not try to negotiate for an solution or accept smaller payment.

Yes, this being residential, sounds like the bank may be running interference for the buyer too, there have been several times that if I felt like the borrower was getting a bad deal, I'd assist from the lending side for a more equitable solution.

You can ask that if they pay early every month you will give them a small rent credit.Sometimes tenants will just pay the late fees every month like clockwork and do it for years for whatever reason even if you present them other solutions.
