I DO HAVE 2 efficiencies (borderline 1 BR except for no real wall btwn living room and kitchen) and I can see putting propane monitor heat in them and having tenant pay -- PLUS they are the bulk of the first floor so it will help offset the upper story.

By monitoring their pricing, and keeping my rental cost below that, I am able to remain competitive against a larger entity.

It is still necessary to visit the city every few months, but these people can do work for you without you monitoring them weekly or daily. 

It will actually help you monitor your property as some tenants (I am not sure how) do not know what a running toilet sounds like.

at first they just stole some copper from the AC but last night they pulled copper from hot water heater and the whole house is flooded.I'm thinking about installing a monitored alarm and just use that as a selling feature when i sell it.any advice would be appreciated.
