How much (ballpark estimate) would it cost to move the plumbing (water, sewer, gas line) from the rear of the house to the front of the house?

No sale/escape clause was in the existing leases so we figured we'd tread water for the 6 months until we could turnover and bring better tenants in. 1 tenant has been late every month  on rent so far.

@Teri S.A friend of mine bought it at auction for $7500 and gutted the whole thing jacked it up and leveled it out and put a whole new floor system in the downstairs and upstairs.

How is the HVAC system?

The house needs a lot of work, as it seems like someone opened a window a long time ago, and I don't doubt that local residents of the forest have found a home in there (not to mention potential water damage... gahh!)

I've developed a pretty good remote management system over the years so I now buy nationwide. 

The way I see it, unless they start tracing your IP address to your computer's location and triangulating that way, OR AirBNB starts forcing you to provide a unique identifier like a SS# to open a new account and then somehow verifying it (You can still have friends and family have accounts this way) and using a blend of strategies to make sure you aren't gaming the system, it will be very hard for them to enforce this for those who are motivated to get around it...

Tenant is paying all utilities - water, gas, electric, garbage - and keeps up the yard.

Research, raise your RE IQ, hang around and listen to people smarter and more successful than you, quality is better than quantity, know your limitations financially and mentally and at first take it very slow and dip your toe in the water.
