Main thing for me would be the 50% rule. 50% of the income will go towards maintenance, cap x, vacancy, and taxes.

Our neighborhood is historically low income, but is quickly gentrifying, with several new mid-rise apartment complexes, townhomes, and fancy new SFH construction.I have been able to get good rents with great Section 8 tenants, and have about 1,250 k/mo left over after PTTI, Vacancy, yard maintenance, WSG and other expenses and reserves.

We had a little higher vacancy as some students either chose not to attend or to pursue other virtual options, but pre-leasing for this academic year went quite well and we're back to what I would consider to be pre-pandemic occupancy levels.

Pros- - Outstanding cash flow- Great small community with good school system- Mixed Units, 17- 2 BEDS/ 18-1 BEDS/ 1- Bed- Low vacancy rate- Common area laundryCons- - Extremely old building, 2 buildings total, an old school turns into multifamily living, built in the 1900's- Exterior isn't the nicest looking, it needs a lot of TLC. - Not the best location, the community that its in is about 10,000 people in the state of Illinois about 30 minutes outside of St.
