For buy and hold investors, market variations is not the main concern.

I would say for not- utilize a good spreadsheet and check out trials of the 3 above and see which you like best and or see what the tax pro you work with uses too.

I'm asking because I just recently found the DealCheck website/app, but have been testing out BPs trial calculators for a while now.

They do not mess around up there; ideally, I'd include "apply for all appropriate permits and inspections" or some variation thereof into the contract on the contractor's side, and make sure you check them.

I bring one along just in case for some turn-arounds and some are in depth with photos and such...Trial and Error (in less obvious places)...

Along with it's variations the oath is clear and I am in complete agreement with it and why it has transcended societies and different forms of government.

Keep in mind this is a 50k  dollar case no one is going to a Jury trial over 50k if the borrower cant pay her back i doubt he has the money for a retainer to pursue her.. thats the reality of litigation..
