i agree with brian. i'd bite my tongue and sweet talk them than burn that bridge. and trust me, i am more likely to burn a bridge than anyone i know. not proud of that, but just saying... pick your battles and the inspectors' office is not a good battle to fight. unlike corporations, they get paid no matter what..

There are bidding services out our way.... and some of them are brokerages and they do take a commission on a successful transaction.. they are also lenders and put up 80% of the cash you only need 20%... but they also follow and track them all for U do the title search's etc.. kind of like turnkey for courthouse steps bidding@Curt Smith we do pretty good in certain markets with auction.com ... what I like about them is the 2,500 to bid ( we don't pay that because of our volume) and larger or larger EM.. this keeps the wanna be no money wholesalers from mucking up our deals :) We deal with Emily if you have ever talked to her sweet sweet young lady.

In one case, the mom really was trying and was sweet and I cared about her kids (she still brings them by for hugs when they are in town - yes, I cared that much!)

Although one of the liens put on this property was done after he was removed as manager and he sweet talked FAtco into putting another lien on the property 1 of 5 he did.. and I believe that that one there will be a title claim..

Yes these deals for strip centers with multiple tenants the sweet spot is about 3 million and up.You can find smaller centers of 2 to 3 tenants for the 500k to 1million or so range.

But i do alot of work in the Dc area and people are going crazy with inlaw sweets going up floors adding addition to get two extra rooms so they can charge more money after the get the place so do not just look at the property look and see what you can transform it to also.
