After getting rejected on the duplex house hacking idea 2 years ago, I’ve now been listening to the BP Podcasts out loud while cooking dinner to let her know I’m interested in it so she wasn’t totally surprised when I broached the subject last week and asked when she thought we should get into it.

It sounds like you have a leg up on most new investors by having your own inspection company, that way you can quickly get properties inspected and it's much less likely that you buy a property then get surprised by a big ticket flaw.

I also suggest a drive-by so they are not unpleasantly surprised by the neighborhood when they to the showing, and just keep on driving by anonymously as I wait outside.
