I have been looking at RV parks in the area since last year and have found that those workers, a surprising number with their families there with them, need a place to... you get the idea. 

Not surprisingly there were multiple offers, and the seller's agent came back to me the next day to see if I'd match the highest offer received to date of $1.225M (triggering my concern/question on this forum).

Then when it’s time to retire or move to the next career in a few years you will be surprised at the wealth you will have created!!

Just don't get caught up in monthly invoices for unexpected costs where the turnkey convenience fee can be buried more than you realize.BTW - I highly respect PMs.

After getting rejected on the duplex house hacking idea 2 years ago, I’ve now been listening to the BP Podcasts out loud while cooking dinner to let her know I’m interested in it so she wasn’t totally surprised when I broached the subject last week and asked when she thought we should get into it.

It sounds like you have a leg up on most new investors by having your own inspection company, that way you can quickly get properties inspected and it's much less likely that you buy a property then get surprised by a big ticket flaw.

I am surprised being that far north that they don't allow it for the freeze protection alone.

I am honestly surprised that they waited this long to start charging. 

I also suggest a drive-by so they are not unpleasantly surprised by the neighborhood when they to the showing, and just keep on driving by anonymously as I wait outside.

When you buy you have to double check what the seller says and make sure you have enough “meat on the bones” to cover any surprises you may encounter so you can still meet your investment goals.
