I think  you have given yourself the best advice " I would love to join in on any BP groups that do OOS deals (I have proven time management, attention to detail and paperwork organization skills in exchange for getting to learn alongside some REI masters)."

We do not want put ourselves at risk of paying off the tax lien and then not getting a clean title or worse yet, having the seller back out on us.I hope that makes sense and I really appreciate any advice.

The security deposit can't be too much so I would advice give it back to avoid a larger long drawn out issue. 

My advice: skate to where the puck is moving, which cities are growing and where the young folks are going.Where are young folks moving?
