My realtor told me and the seller the utilities have to stay on their name to avoid the due on sell clause, is this true?

@Daniel VikhtinskiYes, opening accounts as a sole proprietor is fine it will help you get and stay organized. 

If he chooses to stay on the property, he can live rent-free in the next 3-5 years.

My husband's job requires us to stay near San Francisco, so we rented a place way above our means last year at $5k per month and looking to move out asap.I'm now looking at house hacking in Oakland where prices start around $550k.

Not sure where this info is coming from in regards to STR is Prince George´s Some friends of mine just stayed in a Landover Airbnb for 30 days.

Self-management isn't just about hiring cleaners, its very much learning the nuance of the STR market, how to navigate all the various software, how to market the property - from photos, to listing copy, to policies, etc and then staying on it. 

For me a quick guide,  is I look at school rankings, easily found on Zillow if you type in a home address and what's surrounding the area as far as types of businesses.
