Update:Went to see the house with my wife and she hated it because she wants something that is in move-in condition.

You definitely need to see the house for repairs, you can only vet so much over the phone.

In sum, I can easily see the case for becoming licensed if it fits your model and I don't think there's a "one-size fits all" answer as to whether one should become licensed.
