We have backup options for funding so the deal doesn't fall through, but it would be more profitable for everyone involved if we can source Debt from the bank as planned - we've secured very good terms contingent on our LTV. 

The heloc is my primary source of investing money so i am trying to protect it from getting frozen.

Realtors are a great source for buyers so if you have a property you need to unload, don't be afraid to build a network of Realtors. 

Anyone know of a good free source to query current market cap rates for a given area, other than scanning comps on loopnet?

There may be a day here or there where they are able to do a roofing, siding or window job.In terms of the inside, just make sure that the pipes don't freeze and that you have a continuous heat source if you are doing things like painting and flooring.

Workers Credit Union and East Boston Savings are great sources.
