In the end, it will be an OK investment and a good learning experience, but I'm not looking to invest any more in that area due to the lack of a reliable team. 

Especially now because passive investors will be looking for solid opportunities to put their money into because the stock market is not reliable.

As long as you are able to find a reliable borrower, leverage unbiased 3rd part assessments of the property, and be able to get a professional (lawyer or investor or both) walk you through the paperwork and process, you're going to be in a very secure position and generate great passive returns for yourself.

What areas would be good for my price range that would also offer a reliable tenant base?
