@Austin Bull Thanks for posting the question, I'm learning a ton from the others commenting.There is a shortage, the rates are high, home pricing are "bouncing back" - but home prices historically rise going into summer and deflate as we approach Christmas and the holidays.

Pricing algorithms should take into account a large number of factors that include the basic booking curve of any general city or region, holidays when traffic is normally heavy, times of day when guests usually book, historical pricing for any specific unit, etc.

@Marc Winter i will look into charitable organizations. thank you for that idea@Jennifer Sierchio the prior owners were relaxed. i do not think they adequately screened the applicants. they went by word of mouth.
