I have had sellers reject cash offers, only to come back to me later offering to sell me the same property for *less* than my original cash offer, once they realize either a) the property is overpriced, or b) no one can get financed for the property for whatever reason.

I expect that after using Buildium for a while I will migrate all the accounting stuff to Buildium - but for now I am using it for maintenance requests and tenant screening only.I rejected a number of competitors mostly because they did not fit my needs, but they would fit other peoples needs.In the past month or so I have been very harshly criticizing RentRedi.

I have found that by asking the right questions in the initial phone interview, most of which are covered in the response posts here, I can eliminate 90% of potential applicants without ever having them fill out an application and therefor not having to reject applicants.
