Like do some cleaning job, contacting maintenance people, knowing how to pay water bills etc. these are all the basic work when you become a landlord and you need to know how to manage your property first.

Once you do that, I would get referrals to good brokers/property managers in the area to get their expert opinions from their numerous years in the area.

Buying existing rentals and improving it is another story.Ya I hear a lot of the same from people!

A great way to network and meet people in your local community is to attend in person meet ups. 

But when you meet these subsidized tenants and listen to their stories, you can definitely sympathize for where they're coming from and understand that the program really does help people and the immense need for it in this area.

I am looking for a system where people who would like to buy a property from me, can easily fill out their buying criteria.

There are millions of people who live in NY, Philly, NJ.. all driving distance.. there is still demand in the Poconos area. 

Lately, this seems to be a frequent topic, as certain gurus teach people to request 0% owner financing from sellers, and a number of investors brag about having done so.

My experience (pre-Covid) with section 8 was there were A LOT of people searching for homes with their vouchers but a shortage of landlords either qualified or willing to accept Section 8 tenants.
