Investors are better off losing the deal than getting into a situation where major repairs come as a surprise after the fact.Likewise, investors are ahead of the game when they do their due diligence on the contractors performing the rehab work.

I do not need hand holding or anything like that, I just think it is important to have someone who has been in the real estate "game" on your side.

As I take tongue out of check, I offer this as a learning lesson for anyone trying to break into the mailing list game or automate their existing manual mailing lists. 

Also dont get over your ski tips.. your taking a junior position and as such you should make VERY Big interest like 20% or higher. or part of the profit.. because in essance your person is doing the deal with no skin in the game cash wise.. what happens in a water landing.. and the first goes into foreclosure can you stroke and check and pay the first off. 

Short answer - everyone is doing it wrong and it's all fun and games until someone gets hurt or on fire.

At the end, I was earning six figures working in the game I always loved but I had become so burned out to get there that I ultimately resented it and quit.I'm not trying to be pessimistic.
