@Linda MalavetThere is a special rule regarding taxation and collecting rent payments.Rent payments are normally taxed in the year collected.Therefore - I am not sure what the tax difference would be from having a 35 month lease vs a 36 month lease.

Most MH communities here are hell-bent against letting any of their trailers move off the lot, unless the unit is condemned or is destroyed, or has been there for several years and is paid for in full and the lease hasn't been renewed.

Don't like to be debbie downer but i think the market will end up being a "buyers market" I don't like to say there's isn't any deals out there but for me as a newbie to investing I don't want to own something just to say I own and lease a property with less than 6% ROI I want to be in the 10% at least.

Also, make sure you put in a clause that there is no sub leasing.. bad things can happen if your tenant decides to rent out the apt without your knowledge
