Update - 8 months later.The only repairs I've had to do to this property:- Replace the garage door (this was on the inspection report)- Build some back steps (this was on the inspection report)- Replace one piece of siding that got blown off at some time (which was on the inspection report)- Add some downspout extenders (this came up during the code compliance)I've had hardly any repairs on this property.

I'll assume you have a mortgage, you mentioned your 7k equity so I assume your note is about 53K.You're screwed again since you drafted the agreement so you'll be responsible for proposing the deal, selling the deal, drafting the agreements improperly, and doing the deal in violation with law.I have no idea how you closed this or even if you did close it, as a title company or an attorney probably would not have done this.Now, you're in violation of IRS tax code for failing to file the transaction on an installment sale.

for building codes I believe minimum room size is 70 square feet with no horizontal dimension less than 7 ft so these rooms should be fine
