I’d be interested in knowing where your property is in Fresno and what you’re getting for monthly rates on MTR by the room?

I know on resident leases you can add a new addendum on the lease at renewal time but our management agreements don't expire they continue forever essentially unless either party gives a notice to terminate.

I have tried to read and research as much as possible along the way, but am discovering that there is a lot I don't know, so I am still learning as I go.  

I know I can initiate eviction but I am ok if tenant live without complaining til they find new home.

I don't know about your jurisdiction but in some places if it is all a single story, single family home you shouldn't need an architect to have done the drawings.

So knowing scope would help narrow down on risk mitigation tactics.I guess at the end of the day, it all comes down to knowing what is needed, order of operations, and having as close to true quotes from reputable contractors in hand.Beyond that, really knowing all that is needed and having those extremely detailed scope of works for each trade before you get your bids.  

Dad can put properties into trust (or whatever) as he goes along.Once Dad drops off the twig, then you and sis can enjoy the stepped up basis and the knowledge gained, and know that Dad didn’t feel like he was shunted aside. 

You also have a competitive advantage in this area as opposed to where you are doing, since you know it better.
