Move on, but don't take it out on the next tenant by handing them a crappy home to live in, and then expect them to respect the property or the landlord.

Once deed/lien is in hand they close on the deal and he reassigns the deed/lien to the buyer.

Some gurus, YouTube channels that’s what they sell, only a hand few tells the new investor it’s a long process that will take a lot of work and commitment that over time yes it will build wealth but not right away.

I'm about 7 days away from closing on my first real estate deal and the thought occurred to me that instead of wasting time (and closing costs) dealing with a bank for the initial loan, I could simply use myself as the source of "private money" for the entire purchase (~40k) for a home that I intend to rehab.The rehab is expected to take 3-4 weeks and I already have a reputable contractor with a written estimate in hand and the cost will be a ~25k additional (worst case) on top of that.  

Account Closed  when I first went to Charleston 5 years ago I built the first new build on a street that would be considered the HOOD.. hands down.. and it was a risk .. but it turned out that myself and a few others have pioneered what was the hood on the West side of Charleston and proudly have transformed it.. you can do a new build there and have the house next door basically falling down and boarded and it will not affect values to much if at all.I would be all over the brokers if my escalator clause was not used..

I totally agree everything you said plays into the whole package of the buyer and it's essentially the job of the sellers agent to give the best advice they can based on the information at hand.

I can count on one hand the folks from my area that even know where Bessemer is other than me..  

So, if the the LLC has a lawsuit from some prior action, it doesn't go away because the LLC changed hands. 

Most people who sell information products have got their hands full and their time busywith the information product itself.
