Maybe they aren't into real estate but they started their own business or got an engineering degree and went to med school.It sounds like you would like to enjoy some things you could afford but that your friends cannot.  

I would kill to go back in time and work for a builder instead of spending so much time getting degree's.

Im now getting 4k a month, will never have months without rent to some degree, and have now a positive cash flow of approaching 2k a month on this lemon

I have been looking to build the relationships and have to some degree.  

The examples of some really successful investor who didn't go to school.All is totally irrelevant, they were then, this is now, you're 19, things will be even more different in 10 years, so these arguments and past examples have no bearing on what you'll be facing.RE investing, or a job in RE that many call investing, is not easy nor is it a real paycheck, most live from deal to deal for a long time. 80% fail in 2 years and go flip burgers or something else, RE is probably the most over hyped area of opportunities for young people, you need a bit of reality and not fall into some dream pipeline.I'm not saying you must have a college degree, but you will be better served with one.

You do not want to find that out if you have a claim that won't get processed.Every time I have changed providers it usually involves a degree of learning curve for the agent.  

It is a third degree felony in Florida to manage property without a license. 

We might have only 2 cold months a year and it might get down to 30 or 40 degrees and that's it.The other states with constant cold temps and crazy weather patters can pose a lot more issues.Utilities are just cash flow killers.

I have a BS degree and experience in electronics, so I can find a job if necessary, but I want to make REI my full time work.
