I've had the carpets cleaned twice, replaced the washing machine, rewired the dryer, replaced light fixtures, hired pest control services, replaced blinds, realigned door frames, and had multiple calls out to plumbers (some of them frivolous).

I've never had a potential tenant complain when a unit didn't have them, but when units have had them, there are PLENTY of complaints where there are issues, and tenants are usually pretty hard on those machines, problems are inevitable.

They are not going to be real interested in your "value add" or your increased NOI because you kicked out the laundry vending  company, bought your own machines and doubled your monthly laundry reciepts...

Downstairs room tenant was out living in hotel for last 4-5 days as noise of these machines is too much. 

I could watch that machine go all day.
