If you're going to buy an old house on a slab, see if you can get a plumber to inspect the lines with a sewer camera.

What I find concerning, is this parcel, located in a high-demand Vancouver suburb that has been experiencing double digit returns despite interest rate hikes, appears to be priced right, but has been listed for more than 30 days.It’s the $9,5 million parcel listed in Port Coquitlam, BC.

Digital nomads are another huge market.

This could appeal to traveling nurses, digital nomads, companies seeking corporate housing, insurance companies place individuals and families after fire or water insurance claims, etc.

We trimmed and cleaned up all the trees, added light for safety and esthetic purpose, remodel the empty units inside and out, added security cameras, new laundry room and equipment, new fences, new signage, online marketing, increased rents (that were way below market) and added new tenants.

For example, a lawyer would never put "Tenant assumes responsibility for plumbing costs deemed to be tenant's fault", but that would allow me to send over a guy with a camera to find their kid's pencil crayons and leave the bill for the tenant - thus stopping future calls of this sort, as they'd probably rather pay for a guy that doesn't bring an expensive camera.
