You want a tenant that knows how to manage money and will not resort to bankruptcy to default on her debts.You would only rent to someone with a serious blemish such as that if you are extremely desperate and willing to take a risk. 

You'll get tenants who are desperate enough to rent some place that looks like a dump and who are willing to rent from landlords who rent out dumpy units.I tried at one point to rent places while tenants were still in them or while tenants were moving.  

I'm seeing phrases in your writing that hint of desperation/exasperation. 

I guess it's possible to find that diamond in the rough off market with a very desperate seller but nothing that you can build a real strategy around. 

A desperate one will be happy to take a nice deposit and promise you the moon.  

But when people are in difficult and desperate situations they will get scammed.  

Or worse yet they run credit checks and look past the warning signs because they are desperate to get their place rented.

It is also very uncomfortable and nerve-racking having her in the home, which is why we are desperate to find a way to expedite this!

And, desperate times mean desperate measures.

I would rather have a unit vacant than get desperate, and although I have seen some tough stuff, I have had smooth sailing with tenants.
