You want a tenant that knows how to manage money and will not resort to bankruptcy to default on her debts.You would only rent to someone with a serious blemish such as that if you are extremely desperate and willing to take a risk.

You'll get tenants who are desperate enough to rent some place that looks like a dump and who are willing to rent from landlords who rent out dumpy units.I tried at one point to rent places while tenants were still in them or while tenants were moving.
