class A is usually not a day one investment many times its neutral to negative.. were properly located class A makes folks money is with real and consistent rent increases over time.. and ease of ( theoretically ) managing them.. better tenants less abuse less for maintenance etc..

As units turn I've been investing in LVT flooring which will stand up to more abuse than carpet.

Try the credit route first and if they deny then take it from there.

Finding good tenants is hard, property abuse is there, crime is a problem, and the properties are generally very old.

At the end of the staff report the Planner should make a recommendation to the Planning Commission as to whether they should approve or deny the rezoning.

Price is a factor, but the most important thing is to have the rebuild/replacement allowed and not denied by the county.So my question is which of these "types" (that I've found submitting similar projects) is better positioned to manage the permitting part efficiently? 

My dad did the same thing and got denied recently due to zero income on his taxes and he owns 2 million in properties free and clear.
