Our suburbs will benefit from this new growth spurred by shifting demographics and changes to living and working patterns resulting from the COVID crisis.

As communities change, demographics shift, new industries emerge or existing industries see growth the demand for housing spikes. 

In addition to cash flow however, you should be looking at markets with strong economic/demographic fundamentals with modern/diverse economies that will offer good appreciation over the long haul.

I did some demographic and migration studies earlier this year and happy to share.

Demographics look to have about a $30k median income with lots of blue collar workers.

It's all personal preference, but I have a hard time believing that Extra Space, Public Storage, LifeStorage and their hundreds of millions of dollars on research and demographics aren't considering millennial's and their 'habits' while they are expanding and buying as much storage as they can.

The streets off of Nottingham/Grovewood and E. 185th are pretty nice... well-kept properties, lots of owner occupants... a pretty solid spot, similar in demographics to Old Brooklyn in many respects.
