It is safe to say that I am prepared to really cut down on the initial state of the property during the deal with the state of mind that I will be spending two to three months night-owling the renovations myself. 

I'm also considering "cutting the cord" from my local cable provider - I'll still need wifi but if I can drop the TV package it would be amazing.  

I can tell because I am getting hounded by wholesalers and they are dropping prices within 5 days of first putting them out there.So far - residential contractors are still very busy; however large commercial construction companies are laying off middle management and cutting pay of higher level employees.  

If this seller persists, say you'll close early and ask for a modest price cut. 

We are selling at just a little lower pricing no deep cuts yet.

However I have noticed for mobile use, aka when I want to work on the couch or outside, the iPad doesn’t really cut it.

I have in the past year or so taken major steps in cutting costs and budgeting to get out of the red every month, and to slowly pay down my debts.

@Josue Gudino  @Anthony Ybarra  If you are willing to do what Anthony is doing and house hack a 4plex with an fha loan (assuming it meets the self-suffiency requirements for the loan to approve) then definitely go for it and as rates are less than 3% currently and to cut your cost of living it is a great way to go.
