Secondly, you're leaving yourself open to litigation with the required notice by mail, but not certified mail, return receipt requested, for the tenant can claim he mailed it and you lost it or the USPS didn't deliver it and there you go, see you in court.

As has been stated many times, all OTA consider July 1st the enforcement date.Naturally, they have filed a lawsuit to stall, but have explicitly stated they will COOPERATE with the law...We have a record of working with governments around the world to put in place fair rules that protect home sharing and take into account the unique goals of each community, and litigation is never our preferred course of action.At the end of the day, AirBnB is going to follow the law.

If you file suit, look for a Statute or Procedural rule allowing for an expedited action; if you have suit filed against you, make the case complex for them and with potential negative consequences such as highly $$ counter-claims.In Texas, Rule 169 of the Texas Rules of Civil Procedure which provides for a trial within 9 months or sooner.
