Was that lease to your friend at market rates or at a homie rate that caused the loss?

Last month i had a serious talk with him that this project needs to be done by end February or i will change the locks and get someone else to finish this house cause we never signed a  contract.

One cause it lists as a breach of contract is 'Sale Without Credit Approval'.I'm not sure I answered all of your questions but rest assured, I will be talking to an attorney in the coming weeks.

@Sophia BerryTo add to what everyone wrote, it's often very impractical to enforce liquidated damages since it's not always clear that the contractor caused the delay.

The only thing I would suggest would be to find out what caused the issue from the beginning and if the solution used was the “best option” or a secondary option.Other than that, nothing to be worried about based on the info you supplied.

There's no point in keeping a bad tenant or allowing the problem to persist and potentially cause additional damage to property.

I've seen people simply fill in pools and it causes huge problems when it rains.
