Along the lines of David Greene’s advice I’ve been putting together what I hope to be a “Big 4” team and I’ve found as I ask for input on potential single family deals from a prospective property manager that the manager is a licensed real estate agent and interested in representing me as the buyer’s broker.

I know things cant be perfect, but some things I thought will be fixed:things i wanted fixed:flooring - is a bit dented on one of the units, living room - seems like they just did a quick flip, and floor tiles are not perfect and levelwasher dryer - no hookups and none present - wanted at least a hookup or one in one unitpipe diagram - this i believe should be a must, since i want to know where the pipes run behind the walls. documentation of the flip/fix so I have public records as the new owner on what they actually didrefrigerator/microwaves - this is a must, seller claims broker told me these will not be provided..Not sure what seasoned investors do usually at this point (probably they fix rehab things themselves).

If you are sourcing the property from a broker, ask them to provide you with the 12 month trailing financial for that property so that you can verify and accurately estimate the expenses.

Plus my broker stated that since I am a healthcare worker she would use W-2 statement only to apply for the loan.

I would think that your broker would have some type of new agent training where you would learn this or certainly ask the questions.

I would love to reach out to brokers and ask for packages and analyze the deals and in the mean time try to build partnerships with investors things of that nature.

I have recently been in a wormhole of using a 1031 for investing purposes, spoken with a lawyer, title agent, accountant, and a broker.
