My conclusion for me is to stay away from houses that require extensive work because I can change a light bulb and the smoke alarm batteries, but not much else.

As Jay mentioned the loans are more difficult to get and take a lot more time than the typical stabilized or value add purchase.It’s 3 year timeline now for a project from the time you break ground to stabilization.Some REITS will buy the property once you get the CO so you can spec a multifamily project now.

The reason for this is multifaceted, but the main reason is that if you have a real buyer with their specs of what they are looking for, you can go shopping for that very thing and knowing you have the buyer places you in a much stronger negotiating and confidence position.

I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.
