I had downloaded all of the ledgers from the online portal .4 days after the relationship ended we started the process of auditing each property.

Does anyone have experience with constructing new multifamily communities or homes, etc. that could help me better understand how to project costs on infrastructure/site work component?

You will fight about it all the time.

I do realize that doesn't make me a know it all investor as even if I overpaid by 20%+++ in 2014, the REI market would have still treated me kindly.Anyways, I am wondering what your opinions are for getting into REI through Flipping in ATX for 2025 and beyond given the many forces that are at play in ATX including: 1- Interest rate cuts and the expectation that cuts will be a trend in 20252- Even with Interest Rate cuts, will this be enough to get people moving since they may be reluctant to move when they have 3% interest rates on their current home? 

I am not saying all smaller syndications are good places to park your money, and all larger syndications are bad but the smaller syndications who are in pursuit of the smaller checks are doing so because they are the only viable check writer for their projects, not the preferred check writer.

Congratulations on the first rental and all the knowledge you have gained from it to set you up for the next property. 

Over all, a portfolio of DIVERSIFIED (as to residential areas) properties utilizing a buy and hold strategy should provide an adequate risk adjusted return without utilizing any other “opportunistic” strategies to “gig” the ROI.  

Also if someone will be hammering all day that is a good to know item.
