26 September 2013 | 5 replies
Since I do not have a "ZIP code" it is quite understandable the BP-machine would be unable to verify it :-) ... so, @Brandon Turner & @Joshua Dorkin the moment's passed ... looks like I'm off the hook.
Troy Cole Motivated Seller is READY! What do I do?
25 May 2015 | 7 replies
Start with how you wish to benefit by becoming the owner and accepting the galenges and responsibilities of an owner.I'd want to know how much this "cash machine" will ultimately throw off and what you'll have to do (and spend in order for that to occur as you've envisioned it).
Joseph Sherer MAGIC ELF? Property owners-managers with fewer than 10 units: what would you do with a magical elf?
20 July 2015 | 40 replies
Then would do the reverse post Winter and check the condition of the window and door screens as well. The elf would call each tenant to negotiate a good time for the on-site maintenance inspections, set the appointments, and post a legal "Notice to Enter" if necessary. At our 8-plex, once a week, the elf would clean the coin-op laundry room and wipe down the w/d machines, walk the premises to check on the tidiness of the grounds, check on the proper use of our garbage dumpster/recycle bins, and water the flower beds, shrubs and landscaping as needed.I would reserve my time and expertise for business financials, for nurturing the tenant-landlord relationship, and also for tenant move-ins and move-outs: advertising, screening, interviewing, showing, contracting, new tenant orientation, etc.

Michelle Glenn Rental agreement unreasonable regarding repairs
10 September 2016 | 9 replies
I moved in Sep 1st but did not sign the lease yet now that i have read the lease and i don't agree with some of the terms that were unclear to me when I paid the security deposit one month ago.my landlord has old outdated appliances that I did not get a good look at before I moved in, the refrigerator is banged up on the inside and dirty, the built-in microwave has a large cracked around the door frame a and missing shelve inside, the stove is old and cheap looking, the dish washer is old and missing the bottom panel by the floor, the wash machine works but it is old, the dryer is old and doesn't blow hot air.All appliances look as if they would breakdown at any moment and she wants me to agree to make all repairs and replace if broken. when i moved in many electrical outlets were not working but she got them fixed the next day, i told her about the dryer and she's calling someone to take a look at it but told me i would normally be responsible for the repairs but wouldn't charge me this time since i just moved in.she tells me I'm also responsible for annual maintenance of the fireplace even if i don't use it and the furnace, and want to see a receipt for the maintenance each year.Is this common?
Katie Polemis Rental property with septic & well water
30 July 2020 | 19 replies
I havent heard of one in WI that requires more frequent pumping. yes no disposal, and advisable to have a filter on the washing machine discharge as well, and good idea to have them drop enzyme tabs monthly as well, but in all honesty, a good working system will work  20-40 years (average life expectancy) or longer with out any issues. around here a 3 bedroom system replacement (tank and drain field) runs around $5-$6K but a mound with clay soil can easily exceed $20K so lots of variables.
