I am claiming that revenue as taxable income and am wondering if I am able to also claim a percentage of all of the expenses tied to the property?

Buyer's Representation Agreements are common practice, as is the compensation percentage of 3%.

This percentage is supposed to factor in vacancies, maintenance, etc...

A year ago the percentage of cash sales was close to 50% and now it is down to 23%.

I know specific numbers are always better, but if I use a rule of thumb of 5% for repairs and 7% for CapEx (or whatever, the exact percentages are not important for this discussion) I want to know what is being included in that lump sum figure.

A percentage of the sales price?

Also, how much of a percentage down are you putting if you dont mind me asking? 

If you don't have the ability to make an investment of equity then ask for a percentage of the upside in the deal.
