If you can do a low downpayment conventional loan (many credit unions offer this) and avoid the PMI and get the seller to pay your closing costs then you can come out of pocket to pay for those repairs and in that scenario you will probably come out way ahead of a 203k streamline or bridge loan type products in the long run.
