And, if you don't make the payments and get foreclosed on - I'm out all of my money.You need to look at the situation from the other side - and offer something of value in return.To me, the person with money in the bank, I'm thinking I don't need to buy you a rental with my money and give you some of the profits, while my savings are completely at your mercy as far as trusting you to be making the mortgage payments.Unless I am for some reason desperate to invest in property with a mortgage in someone else's name, who is unable to save money, I'm just not seeing the benefit to me in this scenario.

You want a tenant that knows how to manage money and will not resort to bankruptcy to default on her debts.You would only rent to someone with a serious blemish such as that if you are extremely desperate and willing to take a risk.
