Landlording can be a unique challenge sometimes (like 6 inches of snow in one day this week; or last year a large bear tossed a full dumpster into a ditch (hint -- just tow it out with a yellow tow strap, 4 x4 as a ramp and pull with a truck or jeep).

There is one BIG point that never seemed to be addressed in the comments;"The Selling Agent told you he would have a locksmith out there Friday" If he/she was a good agent he/she must have a 2nd key for the property, why didn't he/she place a lock box on the alternate door with the secondary entrance key.

now if you have money and jump into investing you don't really need sales skills but if your the no money no credit I am going to be a wholesaler if you have no sales skills I believe you have little to no chance other than the deal that falls off of the pumpkin truck

At the very least, a new line of credit is going to provide a small hit to your credit score and they may have an alternative solution or the refi may not be necessary at all to qualify.
