If you want to be a traditional agent and sell to homeowners then Long and Foster will have lots of training and support.

I know, which is why I'm taking it upon myself to combat this "fear" I guess you could call it.I guess what I could do is try to always keep a piece of paper near me, on that paper have a ballpark idea of what I am looking to spend, and what area I would be most likely be looking into, as well as how would I go about financing (now on that part, I most likely would want to work with a broker, since there's a bit more flexibility) since I would be going from "rags to niches to (hopefully) riches."

Our "niche" was finding the best financing for each deal - traditional, commercial and private.Over the years since that first deal I personally have been involved in hundreds of real estate transactions, bought, sold, flipped & financed more than I can possibly count.

@Rich HupperThere is basically 2 ways.Lease and an Option to Buy w option consideration.Lease Purchase (Delayed Sale and Purchase) with down payment.

The ones by ft dietrich are non warrantable , so that makes traditional financing on them impossible.

Is it more like a sale of a car or like a traditional house sale? 

Currently I am taking courses for my CA lic, so in the meantime I would love the honor to learn from somebody how to invest into real estate rather than traditional representation.
