Look for the sweet spot--a best of breed property in a B/B- location with great livable space (not a converted SFH with tiny rooms), with an asking price GRM that is much lower than A area GRM sales comps (based upon your range) you may have something.

.-- The number of people needing local charity assistance.Real Estate-- The real estate market is flooded with “investors” trying to squeak out a tiny profit and get rich quick.-- The real estate market is once again over leveraged - in my opinion. -- Prices are greatly inflated from the huge flood of “investors” competing to make it rich.-- The same euphoric attitude as seen in the early 2000s is once again appearing among “investors”.-- There is a huge amount of uneducated and unskilled people influencing the real estate market.-- The affect of rising interest rates, and the possibility interest rates could go above 10 percent, is being over discounted and ignored.The list goes on.

That city has an insane number of STRs and I'd be willing to bet that at LEAST 80% of them were purchased by people that never so much as opened an excel spreadsheet or punched a number into a calculator, much less had any idea how much revenue a place could generate before they bought it or how much profit or loss that turned into after expenses.The people here are on BP are doing it right, but represent a small small small teeny tiny minority of STR owners.  99% of STR owners have never heard of Bigger Pockets and most don't have the capacity or desire to search a place like this out.

They might even go to wholesalers and pick up their property/deal and simply mark it up say $10K and move it to a buyer/investor....that is super easy and can get  you a deal a day if you focus on that and follow the 70% rule right.So it is nothing new...nothin great...and their phone call is a salesperson who asks what is your goal...how much would you like to make a month etc....then they say ...hey why not partner with us...we will teach you what to do and what not to do and all  you have to do is pay a HUGE upfront fee and then you are toast.... they get  your money and run.Don't fall for this BS   ...... do NOT pay big sums for info that can be had for under $100 ...tons of info...The process is so easy....find a distress owner and hope they will take 50 - 60% of the value  perhaps ARV  After repair value...which is the After repair value minus fix up, your commish and minus closing costs and then get a offer signed with a tiny  earnest money and close in about 2 weeks...just have a real buyer lined up to pass it onto....there it is.....saved you thousands of dollars.Anyone is welcomed to comment and add if you like.
