We love modular homes, today with good egeniring and technology you can get very nice modern designs with 2/3 of there price of a full construction.

I never expected to have difficulty with smaller loans (understandable for banks needing to make a return on loans/ worth their time).

It’s a good thing to be compassionate and concerned but the reality is they are adults who 99% of the time chose bad decisions to get to this point , it’s not your job to solve their problems or remedy their difficulties in life .

Our beloved technology has rendered us more and more useless or simply too expensive to keep competing.

I agree with the previous poster that you absolutely need to bring in a roofing expert to get a better idea of what you're dealing with before finalizing a deal.I recently shared an experience on here about how I had difficulty finding a company to insure a property with a 90-year-old slate roof, even though I had a qualified roofer show records of proper maintenance and good condition. 

I also listen to how people talk about the difficulty in scaling when investing primarily is single families.
