In the explanation of what an ARM is and why someone might prefer it, the course mentions that hybrid ARMs often have an initial fixed period of the loan in which the interest rate is usually lower than what you might get with a standard fixed-rate mortgage.I was wondering if anyone had any experience or thoughts on using this initial fixed period to obtain a low-interest rate and then refinancing to a fixed-rate mortgage before the ARM is adjusted.

In California, most building departments allow general contractors to obtain electrical permits when we are performing 3 trades on a job site and I do a lot of electrical work that passes inspections.Since I am not a licensed electrician I cannot argue with someone who is licensed because I am very confused if someone is saying that when using Romex an electrician has to attach the ground wire to both the metal box and the GFI, or a regular wall receptacle.

Although it's true that the cashflow is the ticket to financial freedom, focusing on appreciation and equity will help me generate the wealth needed to obtain properties that have that kind of cashflow faster, and cashflow really should never be your focus after you've achieved financial freedom (as long as you aren't taking significant losses).
